Programme Overview

The Greek Golden Visa is an investment residence permit programme for affluent investors, launched in 2013. Residency through property purchase from €250,000 is granted without residency requirements and provides visa-free access to Schengen Area countries for up to 90 days every 180 days. The status is granted for 5 years with the right of renewal. Greece remains the last available jurisdiction for investment residency in the EU following the closure of programmes in Spain and Portugal.

Step-by-Step Process

1. Due Diligence — 1 Working Day

A certified compliance officer checks the applicant's integrity in international databases, reducing the risk of refusal to 1%.

2. Property Selection and Account Opening — 2–4 Weeks

Property selection, a Greek bank account, and a tax number (AFM) are arranged by power of attorney, without visiting Greece.

3. Investment and Document Submission — 4–6 Weeks

Funds are transferred, the transaction is registered with a notary, and the application is filed through a licensed agent, yielding a temporary Blue Card that permits entry to and residence in Greece during the waiting period.

4. Application Review — 3 Months

Expedited review in dedicated departments of the Ministry of Migration, following the 2025 digitalisation.

5. Biometrics and Card Collection — 2–6 Weeks

A single visit to Greece for fingerprint submission; the resident card is then produced, the exact time depending on the region.

Frequently Asked Questions

What are the minimum investments required for a Greek residence permit?

Three tiers: €250,000 for renovation or commercial-to-residential conversion regardless of location; €400,000 for ready-to-live property of at least 120 m² in regional areas; €800,000 in Athens, Thessaloniki, Mykonos, and Santorini.

Is it necessary to live in Greece to maintain the residence permit?

The programme sets no minimum residency requirements. It is only necessary to maintain the investment and renew the card every 5 years; the sole mandatory visit is for biometric data submission.

How long does it take to obtain a residence permit?

From 4 months from the date of document submission: application review of 3 months, a biometrics appointment within 2–8 weeks depending on the city, and card production of 2–6 weeks. In 2025 timeframes were reduced from 18 months through digitalisation.

Can one work with an investor residence permit?

No — a separate work permit is required for employment, though holders may receive dividends from Greek companies and rental income, conduct business remotely, or manage investments.

What restrictions apply to property use?

Short-term letting such as Airbnb is prohibited; the property may be used as a personal residence or let for a minimum term of one year. Violations result in a fine and revocation of the residence permit.

Does the residence permit lead to citizenship?

Yes — through naturalisation after 7 years of legal residence with 183 days spent annually, subject to an examination in Greek language, history, and culture. Greece permits dual citizenship, and the process takes an additional 1–2 years after submission.
